Have Idaho Home Prices Bottomed Out?

Taking a look at Treasure Valley home prices

Since November of 2007, it seems as though the average sales price for Boise area homes has been on a steady decline. If you look at the chart below, however, we seem to be experiencing a trend of stabilization!

With inventory levels being lower than times past, the law of supply and demand have helped prices stabilize to some degree for the Boise valley, but is this truly the bottom for Idaho home prices?

It's anyone's guess or prediction at this point. We can only speculate at best and base our predictions on historical data.

One train of thought is that the valley has a medium income level that only supports a medium price home. Yes, the demographics vary and the majority of homes being sold these days are under $150k in Ada County & under $100k in Canyon County.

The valley DOES need more high paying jobs & I believe they will come. As we strive to increase educational standards, to offer higher education by means of local universities and community colleges, higher paying jobs will follow. These things take time.

Once construction picks up again, there will be a lot of craftsman put back to work, which will certainly help the economy.

For now, we must realize that there are some great buys on real estate in the Treasure Valley! If you have ever thought about investing in Idaho real estate, now is the time! Prices are extremely low, interest rates are incredibly low and there is still a good selection of homes and multi-family complexes to choose from in Nampa, Meridian, Boise & Caldwell!
