Housing Trends in the Boise Real Estate Market:

Let's take a look at the recent activity from our Intermountain MLS Data for Idaho real estate activity in the Boise area:

Boise Idaho Real Estate
Boise Capitol

The following chart shows activity comparisons of number of homes sold in any given month from 2004 through September of 2008 in the Boise Valley. 2005 was obviously the peak year for Idaho Real Estate as well as for real estate across the country.  There seems to be more opinions that we have reached the bottom of the pricing range for the Boise Idaho Real Estate Market:  Now we hope to see the numbers of homes "sold" start to climb again as we reach toward 2009.

What is a Short Sale?

Written by Don Wixom

There have been a lot of questions about short sales, foreclosures, REO properties, pre-foreclosures, Repos and other such distressed sales in our Idaho Real Estate market.  Though foreclosures are more prevalent outside of Idaho, we do have our share. Lenders may entertain the idea of a short sale in this market, more than before, to avoid the costly foreclosure process.

While a short sale may be the last resort for many homeowners facing foreclosure, it also represents a great opportunity for potential home buyers and Idaho real estate investors. This article is designed to help answer a few basic questions about the substantial risk and reward involved in this extremely complex and often drawn out process for both buyers and sellers.  For more information on the short sale process, please contact me at This e-mail address is being protected from spam bots, you need JavaScript enabled to view it .  Click here to search Boise Idaho Real estate.

What is a Short Sale?

Short Sale
A short sale is a legally-binding agreement to allow a home to be sold for less than the amount that is owed. And, while short sales are not by any means common or easy, because of increasing inventory levels and foreclosures in some parts of the country, lenders are much more eager to negotiate with borrowers who are having trouble paying their mortgages. For potential home buyers and real estate investors, a short sale also offers a great opportunity to purchase property at a significant discount.

I-84 Construction Update

Written by Administrator

When traveling from your Nampa Home to your Boise job or from your Boise Home to your Canyon County job, there is traffic!  Some times of the day are worse than others and the 55 speed limit is certainly a bother as well....

But, they are fixing the roads!  YEAH!  A nice wider freeway between Nampa and Boise will be great....and a long time needed!

Boise ID Real Estate

Please plan ahead for the following traffic changes:

Westbound traffic on I-84 will be shifted onto temporary pavement in the median between the Locust Grove and Black Cat overpasses as early as Thursday night (Sept. 11). Please use extra caution while traveling the area. The lane shift will be in effect for two to three months while crews rebuild existing westbound lanes as part of the I-84, Garrity to Meridian widening project.

The I-84 bridges at Robinson Boulevard and Black Cat Road will be demolished Friday and Saturday nights (Sept. 26 and 27). The demolition is the first step in a four-month project to reconstruct both overpasses and make way for new lanes on I-84.

Demolition will begin at 10 p.m. both nights and end at 7 a.m. the following mornings. Residents surrounding the project area should expect loud noise on Friday and Saturday nights.

Interstate 84 will be closed and traffic detoured on both nights. Click here for map of the detour. Motorists are urged to avoid the interstate and choose alternate routes.

Flaggers will direct eastbound traffic off I-84 at the Garrity Interchange. Traffic will be detoured to Franklin Boulevard via Idaho Center Boulevard and re-enter I-84 from Main Street at the Meridian Road on-ramp.

From the Meridian Interchange, westbound traffic will be directed through the reverse route to the Garrity Boulevard on-ramp.

Starting Friday, north- and southbound bridge traffic will be detoured around the bridges via Franklin Road on the north and Victory Road on the south.

And another thing, just one of my pet peeves:

If your not passing someone on the freeway, please be courteous enough and move to the right lane. In most other states, there are signs reminding us for "slower traffic please keep right".... That doesn't seem to be the case in Idaho. If you are hogging the left lane and no one is in the right lane, please move over.  Little things like this and proper merging techniques will assure fewer accidents and a smoother commute between our beautiful cities!

Thanks for letting me vent about traffic on Idaho Real Estate....Oh, by the way, if you or someone you know is in need of buying or selling a home, please give them my number and this web address.

Thanks a bunch!
