Idaho Real Estate 5 Year Snapshot of Prices in the Treasure Valley
Many consumers and real estate professionals alike, talk about a "Normal Market." I don't believe there is such a think as a normal market. The Idaho real estate market is always "ebbing and flowing." It is all relative to many things within the economy; supply and demand, job market, mortgage interest rates, new construction, etc.

That only leaves 93 houses in Nampa in this price range for buyers seeking a new Nampa home.
When you consider 87 homes have sold each month in Nampa, in this price range, that is only 1 month supply of inventory!

When looking over the Boise Idaho Real Estate market, the median price range is between $100,000 - $150,000. In this price category, 111 of the 255 "Active" Boise homes have offers in place, waiting for third-party short sale approval from the seller's lenders! That's 44% of the market!
That only leaves 144 houses in this price range to buyers seeking a new Boise home.
When you consider 98 homes have sold each month in Boise, in this price range, that is only 1 1/2 months supply of inventory.

Supply and Demand is hard at work on Idaho Real Estate
When calculating absorption rates for available inventory of Idaho real estate, we take the average number of homes sold each month over a period of time then divide that by the current available inventory, giving us the number of months of supply available.
A typical market is about 6 months of supply. When inventory is over 6 months, it is considered a buyer's market. Anything under 6 months of supply is considered a seller's market.
You can calculate this absorption rate in many price ranges and geographic areas. The graph below shows all price ranges in both Canyon County real estate and Ada County real estate by number of units.

Average Idaho Home Prices- A Historic View
Taking a look back over the past 10-11 years, we can see where Treasure Valley home prices have come and gone. With the bubble in the Idaho real estate market, prices peaked in 2007 and began to fall as rapidly as they went up.
Looking at homes in the Boise area, including Canyon County homes sold and Ada County homes sold, we experienced nearly doubled values and then... a cut in half!

Put Your Best Foot Forward When Selling Your Idaho Home

1. Begin with Basic Cleaning
Before you can worry about where to place furniture and which wall hanging should go where, each room in your home must be spotless. Do a thorough cleaning right down to the nitpicky details like wiping down baseboards & light switch covers. Deep clean and deodorize carpets and window coverings. As you go through this process, you will see what items may need to go!
2. Depersonalize & Remove all Clutter
It’s more difficult for buyers to picture themselves in your home when they’re looking at your family photos, collectibles, and heirlooms. Pack up all your personal decorations. However, don’t make spaces like mantles and coffee and end tables barren. Leave three items of varying heights on each surface. For example, place a lamp, a small plant, and a book on an end table. Remove all items from the refrigerator door. The more surface area a buyer can see, the more clean and larger the house will feel.

1. Concerning debt- Begin paying off your consumer debt which holds the highest annual interest rate first. This will save you valuable dollars that can be used to pay off other debt & you will quickly see the light at the end of the tunnel. Once one account is paid off, add that normal payment to the next highest interest bearing debt. This snowball effect can be very exciting once you see the results!
2. Use less credit- Whenever possible, use cash for things such as eating out or impulse buys. If you determine NOT to use credit, you will be more disciplined to spend less and keep your cash.

Idaho Real Estate Household Tips 
You can organize, protect and store many items large and small with
different sizes of Ziploc™ bags…here are a few suggestions.
1. Fill up bags with homemade soup and then lay them flat in the
freezer. By stacking them flat, it will save freezer space.
2. To protect breakable cargo if you have no bubble wrap, slip a straw
into the top of a nearly closed Ziploc™ bag and inflate. Remove the
straw and seal.

Vinegar (from Old French vinaigre "sour wine") is a sour liquid made from the oxidation
of ethanol in wine, cider, beer, or the like. Vinegar is typically three to five percent by volume
acetic acid, and natural vinegars also contain smaller amounts of tartaric acid, citric
acid, and others.
1. Make vinegar ice cubes to deodorize a garbage disposal by feeding them down the
disposal. When done grinding, run cold water through the drain.
2. Clean a dishwasher by running a cup of vinegar through an entire cycle to reduce
soap buildup on the inner mechanisms and glassware.

Georges de Mestral, a Swiss engineer, invented the hook-loop fastener in 1941. The idea
came to him after he took a close look at the Burdock seeds which kept sticking to his clothes
and his dog’s fur on their daily walk in the Alps, during the summer. He examined their
condition and saw the possibility of binding two materials reversibly in a simple fashion.
He developed the hook and loop fastener and submitted his idea for patent in 1951.
De Mestral named his invention "VELCRO" after the French words velours, meaning ‘velvet,’
and crochet, or ‘hook.’
1. Stick several strips of Velcro™ to the wall and to the back of a lightweight frame to hang
art or photos on a wall.
2. Sew small pieces of Velcro™ between buttons to create a smooth surface to prevent a
jacket or a blouse from gaping open.

Salt has been used for many centuries. 
Other than used as a seasoning,
here are a few practical ways to use salt.
1. Clean drains. Using 1/2 cup of salt per every quart of hot water,
pour the solution into the drain.
2. Remove red-wine stains from your clothes. Stretch the fabric over a
bowl, then cover the stain with salt, and then carefully pour boiling
water over it.

Newspaper is a very absorbent product, because it has to absorb ink. 
That also means it can absorb all sorts of moisture, including moisture and the
resulting odors found in shoes, in vegetable drawers, and elsewhere.

Duct tape is a strong, fabric-based, multi-purpose pressure-sensitive adhesive tape. 
It is generally silver in color, but many other colors and transparent
tapes have recently become available. It was originally developed in 1942
during World War II as a waterproof sealing tape for ammunition cases.

1. By wrapping a piece of duct tape around your hand with the sticky
side out, you can use it to remove lint or hair from your clothing.
2. To keep a half-finished bag of chips or pretzels fresh, fold up the
top and seal it tight with a piece of duct tape.
